how we operate
St Piran Homes is made up of four key areas: land buying, development, construction and sales & administration. Every member of each department plays an important role in what we do as a property developer and more importantly as an organisation.
Land acquisition
Our property development process starts with our land acquisitions manager who is constantly on the look out for suitable property for us to build on. As well as organising the purchase of the land itself they work with the development team to make sure that the right amenities, road links, shops and infrastructure, are available to ensure that a building project can take place. Development
Once the land has been appraised in this way our development department will look at how we can build ‘urban village’ style housing. Our site plans include plenty of open space and security, as well as specifying the use of environmentally sensitive materials that suit the surrounding area. This work will be done in conjunction with our Senior Quantity Surveyor who ensures that the development department’s designs are feasible, for instance, that the materials used though innovative and sustainable are also affordable. The team produces a proposal document that is presented to external architects who we then liaise with to achieve our final project plans.
Construction
Once all the plans have been agreed we can move on to the construction stage of our operations. Our award winning construction department develops the building programme for each site. They tender for materials and sub contractors and make sure the right people and materials arrive at the sites at the right stage in the building timetable. In order to do this successfully, they work very closely with the site managers, to ensure that each construction is coordinated in a timely and effective manner.
Our site managers oversee the whole process of building our homes and the developments they are in. All our homes have either a 10 year NHBC warranty or Zurich building guarantee and we go through a stringent process to make sure that this meets their requirements. Our customer care person inspects each house using a 600 point checklist. Attention to detail is very important to us so we check everything down to the minutest detail and will arrange for any small problems to be rectified. We also offer a two year Defects Guarantee.
Sales and Administration
All our business functions are supported by the St Piran Homes Sales and Administration team. They make sure that our estate agents and homeowners have all the right information and support, that our suppliers are paid on time and all our back office support systems run smoothly.
